Alton, NH - Lake Winnipesaukee Market Conditions

In Alton in 2008 the median selling price for Lake Winnipesaukee real estate was $1,231,250 and the average selling price was $1,125,938.  In 2009 the median selling price for Alton Lake Winnipesaukee real estate was $425,000 and the average selling price was $634,567.  13 of the 15 Alton Lake Winnipesaukee homes that sold were BELOW $1,000,000, quite a startling statistic.  The only Alton lake Winnipesaukee home above $1,000,000 which sold in 2009 was 107 Clay Point, which sold for $3,200,000 (and was offered at $3,350,000).The average number of days on market in Alton was 166 in 2009 versus 232 in 2008.  In 2008 5 of the 8 Alton Lake Winnipesaukee homes for sale, actually sold for above $1,000,000.  To sum up these alton Lake Winnipesaukee statistics, selling prices were higher in 2008, while total number of homes sold almost doubled in 2009.

Gilford, NH - Lake Winnipesaukee Market Conditions

in 2009 there were 8  Gilford, NH home sales on Lake Winnipesaukee. The median selling price of Gilford Winnipesaukee homes sold in 2009 was $1,537,500.  The average selling price of Gilford Lake Winnipesaukee homes sold, was $2,561,667.  The highest selling price was $6,500,000 on Governors Island and the lowest selling price was $850,000 in Gilford, NH.  The average number of Days on Market was 297.


In 2008 there were fifteen Lake WInnipesaukee homes sales in the town of Gilford, NH.   The average selling price for Gilford Lake Winnipesaukee homes in 2008 was $1,329,571 and the median selling price was $703, 500.  The highest selling price in 2008 was $3,770,000 and the lowest selling price was $410,000.  The average number of Days on Market in 2008 was 154 for Gilford Lake Winnipesaukee homes. *

 Laconia, NH - Lake Winnipesaukee Market Conditions

The Town of Laconia, NH saw its Lake Winnipesaukee Waterfront home sales sales double in volume!  Yes...In 2009 there were twice the number of Lake Winnipesaukee home sales as in 2008.  Could more good news be coming in other Lake Winnipesaukee towns?  But back to the town of Laconia....In 2009 there were 8 Lake Winnipesaukee waterfront homes that were sold compared to only 4 Lake Winnipesaukee Laconia, NH homes sold in 2008.  The median selling price for Laconia Lake Winnipesaukee waterfront home sales was just slightly down in 2009 to $481,250 from $527,500 in 2008. *

Lake Winnipesaukee Market Conditions January 1, 2008 through October 31, 2008 versus January 1, 2009 through October 31, 2009

Some of my predictions for Lake Winnipesaukee real estate sales for the second half of 2009 have  already become true.  For instance...there are more pending and closed Lake Winnipesaukee real estate sales over $3,000,000 than there were during the same time period last  year (January 1, 2008 through October 31, 2008 versus January 1, 2009 through October 31, 2009), 

For this same time period, there were 63 Lake Winnipesaukee waterfront real estate sales in 2008 and 64 sales in 2009.  The highest price sale for this time period in 2009 was $6.5 million versus a highest sales price of $4.1 million in 2008.  The average sales price in 2009 so far has been $1,125,478 versus $1,272,458 for this same time period in 2008.  There has been a dramatic upswing in sales prices so far for the second half of 2009.   The sales during the first half of the year were primarily below $1,000,000.  If the pending sales are an indication of how 2009 will continue, it looks as though the dramatic upswing in sales prices for the second half of the year will continue.  The second half of the year will have an unusual number of the highest end sales, even if  all of the pending sales don't close this year.

Lake Winnipesaukee Waterfront real estate trends from 01/01/2009-06/28/2009 versus 01/01/2008-06/28/2008
In the first 6 months of 2009, between 01/01/2009-06/28/2009, there have been 28 Lake Winnipesaukee waterfront residential sales. (Not bad for predominantly second home statistics in a down economy).

The median selling price for these Lake Winnipesaukee waterfront homes, in the above- referenced time period, was $760,500. The average selling price was $856,990. The average number of days on market was 128.

During this same time period in 2008, there were 31 Lake Winnipesaukee waterfront home sales. The median selling price during this time period in 2008 was $1,460,000. The average selling price was $1,447,672. The average number of days on market was 148. *

The number of days on maket are slightly fewer this year. The median and average selling prices are down significantly in the first half of 2009 versus 2008, but, in my opinion, that is partly because the number of Lake Winnipesaukee waterfront properties on the market this year, which have less square footage, and which are on canals or narrow waterfrontage, and which are both listed and assessed at under $1,000,000 is a far greater number than last year.

We obviously don't know the statistcs for the second half of 2009 yet. Let's take a look at the second half of 2008 and see if we can predict anything for the second half of 2009. From 06/29/2008 to 12/31/2008 there were 46 (forty-six) Lake Winnipesaukee waterfront residential home sales. The average number of days on market for the second half of 2008 was 230. The average selling price during this time period was $1,040,457.
The median selling price was $786,000. The median selling price for the second half of 2008, therefore is almost exacly the same as the first half of 2009.

With recent high end activity greatly increased in June 2009, my prediction is that the median selling price for the second half of 2009 will be higher than 2008. I also predict that the number of Lake Winnipesaukee waterfront sales over $3,000,000, will be approximately the same as the number of sales over $3,000,000 in 2007 and 2008. (There were a total 5 (five) Lake Winnipesaukee Waterfront home sales over $3,000,000, in both 2007 and 2008.)

 Center Harbor NH Real Estate Market Conditions

 

There are currently, as of March 6, 2008, a total of 10 Center-Harbor residential and waterfront real estate listings on the market. The median asking price is $494,000. The average asking price is $946,080. These current listings include a Squam Lake water-view estate property on Center Harbor Neck Road, a Squam Lake waterfront property on High Haith Road and a Winnipesaukee waterfront home on Dew Point Road in downtown Center Harbor. The average number of days on market is 89. No homes have sold in the last thirty days in Center harbor. One (1) home, Dew point Road was listed.*

Meredith NH Real Estate Market Conditions as of
March 6, 2008

 

There are currently 21 Meredith Lake Winnipesaukee waterfront homes on the Northern New England Real Estate Network. The average asking price for these Meredith Lake Winnipesaukee waterfront homes is $1,657,943.

There are ninety-six (96) residential Meredith real estate listings on the market as of March 6, 2008. These ninety six (96) Meredith homes have a median asking price of $444,450 and an average asking price of $774,647. The average number of days on market is 229.

 

Six (6) Meredith NH homes sold in the past thirty days (since February 6, 2008). The average selling price was $442,083. The median selling price was $250,000. The average number of days on market was 168.

 

Twelve (12) Meredith homes were listed in the past thirty (30) days with a median asking price of $365,450 and an average asking price of $564,106. The average number of days on market so far for these home is eighteen 18.

 

Two Meredith NH Lake Winnipesaukee waterfront plots of land have sold since January 1, 2008. These are on Meredith Neck Road and Powers Road. The average selling price was $922,500.

Meredith NH residential home sales saw a decrease in number of sales from 2006 to 2007 but an increase in average sales price from 2006 to 2007.

 

Moultonborough NH Real Estate Market Conditions as of March 6, 2008.

 

Seventeen (17) Moultonborough listings are new to the market as of the past thirty (30) days. (Since February 6, 2008). The average asking price is $1,007,682. The median asking price is $549,000. The average number of days on market is fifteen. Five (5) Moultonborough, New Hampshire homes sold in the past thiry (30) days.

Alton NH Winnipesaukee Waterfront Market Conditions

From January 1, 2008 to August 20, 2008 three (3) Alton Lake Winnipesaukee waterfront homes have sold. These sales were 90 Minge Cove Road Alton NH, 82 Pipers Point Lane Alton NH, and 126 Pipers Point Lane. Alton NH The average days on market was 215. The average selling price was $1,535,000. The median selling price was $1,535,000. Will the fall of 2008 show the funneling of the high end waterfront market that typically occurs in the Autumn? How will it compare to last year's Autumn market? How will it compare to 2006? Let's take a look at Autumn 2007 and 2006

From October 1, 2007 to November 18, 2007, five (5) Alton Lake Winnipesaukee waterfront homes sold. The median selling price for these Alton Winnipesaukee real estate listings was $755,000. The average selling price for these real estate listings was $974,000. The average number of days on market was 58. In 2006, by comparison, only two (2) Alton Winnipesaukee waterfront homes sold. The median selling price was $659,000, lower than in 2007. The average selling price was lower in 2006 as well, being only $659,000 versus $974,000. The average number of days on market was longer in 2006. At 104 days, the number of days on market was almost twice as long as the average days on market in 2007.*

Center Harbor NH Winnipesaukee Waterfront Market Conditions

From October 1, 2007 to November 18, 2007, no Center Harbor Winnipesaukee waterfront homes sold. Nor did any Center-Harbor Winnipesaukee waterfront homes sell From October 1, 2006 to November 18, 2006.

From October 1, 2007 to November 18, 2007, one Squam Lake waterfront home sold. From October 1, 2006 to November 18, 2006, two Squam Lake waterfront homes sold. The average number of days on the market was 158 in 2006 versus 59 days in 2007. There is probably too little data for Squam or Winnipesaukee during these quarters to make any judgement on a change for the better or worse in Lake Winnipesaukee or Squam Lake market conditions.*

Moultonborough NH Market Conditions

Moultonborough Lake Winnipesaukee waterfront median selling prices were lower in every quarter of 2007 than in 2006. In three of the four quarters, median selling prices of Lake Winnipesaukee waterfront homes in Moultonborough were down significantly.*

 

The median selling price for Moultonborough NH Winnipesaukee waterfront homes in the first quarter of 2006 was $1,200,000. The median selling price of Moultonborough NH Winnipesaukee waterfront homes for sale in 2007 was only $770,000, approximately 1/3 less than than the median selling price in 2006.

 

The median selling price for Moultonborough Winnipesaukee waterfront home sales in the 2nd quarter of 2006 was $1,099,000. The median selling price for Moultonborough Winnipesaukee waterfront home sales in the 2nd quarter of 2007 was only $609,400, roughly 5/11 of what the median sales price had been in the 2nd quarter of 2006.


The median selling price for Moultonborough Winnipesaukee waterfront home sales in the 3rd quarter of 2006 was $1,520,000. The median selling price for Moultonborough Winnipesaukee waterfront home sales in the 3rd quarter of 2007 was $1,059,000, roughly 1/3 less than the median selling price of Lake Winnipesaukee
waterfront home sales in 2006.


The median selling price for Moultonborough Lake Winnipesaukee waterfront home sales in the 4th quarter, through November 19th of 2006 was $947,000. The median selling price for Moultonborough Lake Winnipesaukee waterfront home sales in the 4th quarter of 2007 through November 19th, was $900,000, just slightly lower than the median sales price during this same time period on 2006. In my opinion, this may be showing a stabilization in the Lake Winnipesaukee waterfront market in general. The next two quarters should be an indication of whether or not this is a trend or merely a blip in a still erratic real estate market.(*Based on information from the Northern New England Real Estate Network, for the town of Moultonborough for 2006 and 2007 through November 19th of 2007. Moultonborough NH Market Conditions

In Moultonborough 2007 from 7/1/2007 to August 14 2007 (the first half of the third quarter) five (5) Moultonborough Winnipesaukee waterfront homes sold. These included 223 Eagle Point Road, 15 First Point Road, 10 Falcon Way, 20 Adams Shore Road, and 5 Melanson Point Road. The high was $1,300,000 for 223 Eagle Shore Road and the low was 5 Melanson Point road for $365,000. The median selling price for the 1st half of the third quarter of 2007 for Moultonborough Winnipesaukee waterfront sales was $969,000 and the average selling price for Moultonborough Winnipesaukee waterfront sales was $909,300. The average days on market for Moultonborough Winnipesaukee waterfront sales during this same time period was 181. The trend so far for 2007 is that the inventory is growing and properties are being listed faster than they are being sold. As of march 31st 2007, there were 36 Moultonboro Lake Winnipesaukee waterfront homes were on the market. As of August 15, 2007, there are 52 Moultonboro Lake Winnipesaukee waterfront homes listed on the current market.

Alton NH Market Conditions

Alton Winnipesaukee waterfront home sales were up in the first quarter of 2007 as compared to the first quarter of 2006. There were 5 Alton Winnipesaukee waterfront homes sales in 2007 and only three in 2006. Showing some slowing in the market though, we saw the median number of days on market grow longer in the first quarter of 2007 than in the first quarter of 2006 for Winnipesaukee waterfront home sales in Alton NH. The median number of days on market for Alton Winnipesaukee waterfront home sales was 76 in 2006 versus 130 days on market in 2007. As for market activity since the end of the first quarter of 2007, 2 Alton residential homes have sold, two water access homes have sold and one Winnipesaukee waterfronthome has sold, on Pipers Point in Alton, which sold for $1,800,000.

Gilford NH Market Conditions

There were 7 Gilford Winnipesaukee waterfront home sales in the first quarter of 2007. In 2006, by comparison, there were only 3 Gilford Winnipesaukee waterfront home sales. In 2006 the number of days on market for Gilford Winnipesaukee homes for sale was longer (85 days on market average in 2006 as opposed to only 71 days on market on average in 2007). As for Gilford Residential market conditions in the first quarter of 2006 vs. 2007, 16 residential homes sold in the first quarter of 2007 with a median selling price of $223,600, an average selling price of $300,744, and an average number of days on market of 139. In the first quarter of 2006 14 residential homes sold, with a median selling price of $250,00, an average selling price of $264,207, and an average number of days on market of 151. (Residential homes for the purpose of these statistics, includes only residential homes with no shared waterfrontage and no owned waterfrontage).

Meredith NH Market Conditions

No waterfront homes in Meredith sold in the first quarter of 2006, and one waterfront home sold in Meredith in the first quarter of 2007, on Stonedam Island Road, for $535,00. As of March 31, 2007 there were 231 Meredith homes for sale. The average Days on Market for homes for sale in Meredith is 231. The average price for current Meredith homes for sale is $389,000. The median price for Meredith homes for sale on the current real estate market is $389,900.

Moultonborough NH Lake Winnipesaukee Real Estate Market Conditions January 1, 2007-August 27, 2007 versus the Same Time Period in 2008.

My personal impressions aside, the number of Moultonborough Lake Winnipesaukee waterfront home sales is down so far for the year 2008 compared to 2007. The average selling price of Moultonbrough Lake winnipesaukee waterfront home sales, however,  is up….significantly. 

The average Moultonborough Lake Winnipesaukee waterfront home sale was only $960,152 in 2007, which increased to $1,272,918 in 2008*.

(*Based on statistics from the Northern New England Real Estate Network for the time period January 1, 2007-August 27, 2007 compared to January 1, 2008-August 27, 2008.  This includes Lake Winnipesaukee owned waterfront home sales only, not condos, land, or water access properties.)

This trend for higher selling prices, but with fewer sales has been a trend since the beginning of 2008.  (Please note that my blog entry “Moultonborough NH Lake Winnipesaukee waterfront home sales statistics for January 1st-February 18th 2007 vs. this same period in 2008″ notes that the average selling price for January 1 2008-Feberuary 18, 2008 was $2,000,000 on the lake versus $$1,022,400  for this same time period in 2007.  

My personal impression is that activity on the high Moultonbrough Lake Winnipesaukee real estate market has increaseed significantly in recent weeks.  Our office has had many more waterfront  customers coming though through our doors…and through the doors of our many Moultonborough Lake Winnipesaukee waterfront real estate listings. The Moultonborough Lake Winnipesaukee homes for sale, which are seeing this surge of activity will likely see offers brought to their Sellers in the upcoming weeks.

It is anybody’s guess how many Moultonborough Lake Winnipesaukee properties will go “under contract.” My personal experience is that the nicest properties are the ones that always hold their value or apprciate. No matter how cheaply an inferior property is purchased for, it will never attract the number of potential buyers that the superior Moultonborough Lake Winnipesaukee properties attract. 

Moultonborough Lake Winnipesaukee land values are not depreciating.  The “deflation” that has occurred will be the extent of the deflation.  The best land parcels are more scarce than ever and the new changes to the Shoreline Protection Act as of July 1, 2008 will further restrict what can be done to lakefront property.   Moultonborugh Lake Winnipesaukee new construction therefore, which had foundations in prior to July 1, 2008, made full use of the more relaxed laws, and will be more valuable to buyers.  Buyers usually do not look kindly on having more restrictions placed on a proeprty for which they are paying millions of dollars.)

To sum up, Moultonborough lakefront property which appraises at $1,000,000 or more currently,  will hold its value or appreciate in the coming months.  What is your opinion?
