Moultonborough Real Estate Information - Moultonborough Lake Winnipesaukee and Moultonborough Squam Lake Real Estate -

Although  Moultonborough NH  was the last town in our Lakes Region  to receive township many years ago, as it had extensive rocky waterfront on lake Winnipesaukee, not considered good farming land, Moultonborough NH is popular today for the very same reason - extensive waterfront, primarily on Lake Winnipesaukee, but also on Squam Lake, and smaller water bodies such as Lake Kanasatka, Lees Pond, and Wakondah Pond.  Moultonborough has the lowest tax rate of any Lake Winnipesaukee shored town, just one fo the benefits of having far more Lake Winnipesaukee waterfrontage than any other town.    Moultonborough has waterfront  on Lake Winnipesaukee's Greens Basin,  Lake Winnipesaukee' s Moultonborough Bay, the "Kona" area  as well as in Winderemere Estates near "the broads" where the magnificence of a lake with so much breadth and length is readily apparent.  Our company, CENTURY 21 Lakes Region Realty, is a leader in lake Winnipesaukee Moultonborough waterfront sales.  In 2007, we sold more than 60% of the Lake Winnipesaukee Moultonborough waterfront over $1,000,000*. * (Statistics drawn from the Northern New England Real Estate Network for the year 2007, and for Lake Winnipesaukee real estate in the town of Moultonborough, NH). A leader in Moultonborough waterfront and residential sales, we currently have 45 Moultonborough listings at our firm.

Our new listing 358 Redding Lane, Moultonborough exemplifies the best that Winnipesaukee has to offer.  it has 1.45 level acres directly on Lake Winnipesaukee, a 35 foot beach with all day sun (southwest exposure) and much more.  The yard features a large lot has a bocce ball court with night lighting and 2 custom made fire pits.  There is room to entertain 100 guests for dinner.  The interior includes a state of the art kitchen with custom cabinetry, master suite with private deck,  radiant heat, and a primarily one level floor plan.  The property is located just five minutes  from downtown Center Harbor by car.

Much of Moultonborough's waterfront is found off Moultonborough Neck Road and Moultonborough's "Long Island" which is connected to Moultonborough Neck Road by bridge. The Kona area of Moultonborough is also very popular due to its sandy shorefront, sunset views and easy access to town. Near the mouth of Moultonborough Bay, near Bald Peak Country Club, and the Twin Islands, is one of the lesser traveled and most picturesque parts of the lake.   We currently have land for sale near here, and near the Ridgewood Golf course.

Though not accessible by boat, Moultonborough has popular restaurants, such as  The Woodshed Restaurant and the Lemon Grass Restaurant.  The Moultonborough Chamber of Commerce provides information on businesses and the Moultonborough Town Hall, located near the Old Country Store and the Moultonborough Police and Fire departments, has valuable information on Building Permits and land use in Moultonborough. As a matter of fact, many of the new Amendments to the statewide Shoreline Protection Act, were adopted from Moultonborough Town regulations. These Amendments were in affect as of July 1, 2008.   If you are a NH waterfront property owner, with waterfront real estate within 250 feet of a lake, pond or stream,  your property may be affected by these new regulations.
